LOCAL DETAIL

Farmers Branch is about twelve miles north of downtown Dallas on Interstate 35, according to the Handbook of Texas, and it is one of the oldest settlements in Dallas County: the Peters Colony opened its first office there in 1845. The suburb most people know came later. The town incorporated in 1946, and in 1956, when about 80 percent of its roughly 800 residents commuted to Dallas, it took a home-rule charter. By the mid-1970s the population had reached 28,550. Many of the city’s houses date from that post-war growth, and their fences, slabs and beds have aged with them.

The city is actively renewing that housing stock. Its Demo / Rebuild Program offers cash and tax rebates to residents and builders who tear down an old home and build a new one. That can leave a brand-new house next to a much older one, each with its own fence, slab and grade. Archetex lays fences out to the property’s real lines and grade rather than forcing a standard panel, and handles corners, gates and slopes. It builds cedar fences on galvanized steel posts.

The city’s Fence Permit Information sheet sets out the fence rules. A fence needs a permit unless the replacement is under 20 feet in a calendar year. No fence may go in a front yard. Rear and side fences top out at 8 feet 6 inches, measured from the inside grade. Wood must be stained, pressure treated, painted or sealed, and secondhand materials are banned. Every residential fence needs an access gate at least 3 feet wide leading to the front yard or a public right of way, plus a gate that gives access to any easement for mowing and maintenance.

Beyond fences, the common Farmers Branch jobs are a patio cover or pergola over an old slab, a deck where the yard falls away, and replanting beds that have outgrown the house. The city’s fence application asks whether a lot backs onto a creek or sits in a flood plain, and those lots need extra thought about drainage and where posts and footings go. Archetex starts every design with how the yard is used, then works out grading, drainage and how the new space connects to the home, and gives a written price after a free site visit.

Usually, yes. The city’s Fence Permit Information sheet says residential fence installations need a permit, except replacements of less than 20 feet in a calendar year. Its list of residential projects that do not need a permit adds that the height and location of the fence must not change. Replacing a full back-yard run needs a permit. The application asks for a property survey with the fence marked on it, the height, length and material, and whether the property has an active HOA, sits on a creek or flood plain lot, or has a swimming pool.

Up to 8 feet 6 inches, including any footer or topper, according to the city’s Fence Permit Information sheet. Height is measured from the grade on the inside of the fence, and fences may go only in side and rear yards, never in a front yard. On a corner lot, the side facing the cross street must also meet the front yard setback for that block. Masonry fences or columns taller than 6 feet need a foundation designed by a Texas-licensed professional engineer, with sealed plans submitted with the permit.

Plan on it. The city’s list of residential projects that do not need a permit (October 1, 2025) covers only small sidewalks and driveways, finish work, small prefabricated pools, playground equipment and short fence repairs, so patio covers and decks are not on it. The city’s July 2026 submittal checklist treats an attached or detached accessory building as a permit project needing a site plan showing easements and property lines, elevations, framing plans and a foundation plan that includes anchoring. Call Building Inspection at 972-919-2549 to confirm for your project.

Yes, or otherwise protected. The city’s Fence Permit Information sheet says all wood fencing must be stained, pressure treated, painted or adequately sealed to prevent decay, and that metal parts that can rust must be painted or coated. The same pattern of materials and construction has to run from corner post to corner post. Check that your written quote says which finish is included.
